The Concept

Creating Socially Responsible and Sustainable Living Spaces in Munich 

The district, first developed in the 1970s, is home to nearly 2,700 residents across approximately 1,500 rental apartments. With the addition of around 650 new rental apartments, this development will provide much-needed living space for Munich. In addition to expanding and adding floors to existing buildings, the project includes the construction of 12 new buildings along Appenzellerstrasse, Bellinzonastrasse, and Forst-Kasten-Allee.

The core principle guiding this development is to create socially responsible and sustainable housing. Around one-third of the new, attractive rental apartments will be socially subsidized, while the remaining apartments will be offered in the mid-price segment, ensuring a balanced and accessible mix for all.

Sustainable Construction

Prioritizing People and Nature

The entire neighborhood development in the Fürstenried West district follows an ecological and sustainable model. This approach begins with the choice of land for housing—no previously open landscapes are being developed for rental apartments. Instead, we are making more intensive use of an already developed settlement area with excellent transport and infrastructure connections. The area covered by new buildings will be offset by the unsealing of approximately 200 above-ground parking spaces, as all future parking will be moved to underground garages. In terms of construction, we are committed to sustainability by using natural materials, such as wood, wherever possible in the new buildings and extensions. Additionally, wood will be incorporated in the energy-efficient refurbishment of existing facades. To further enhance green spaces, roof planting will be introduced on certain buildings, adding more greenery to the Fürstenried West quarter and supporting biodiversity.

Roof and Facade Greening

As part of the neighborhood development, for example, the extended existing buildings, daycare centers for families with children, and some of the free-standing new buildings will receive extensive green roofs. In addition, roof gardens can also be built on all free-standing new buildings up to 7 floors high: accessible, non-parceled roofs with terraces and intensively green areas which can be used by the community. These areas offer opportunities for planting perennials, taller grass, small shrubs, as well as fruit and vegetable varieties. They help to improve the climate and make a valuable contribution to our environment — a sustainable neighborhood development.

Mobility with A Concept

Living Space with Parking Space Planning for Bicycles and Other Forms of Mobility

Our “neighborhood of short distances” is rounded off with our modern mobility concept. In future, residents of our rental apartments in Munich will be able to use our car and electric cargo bike sharing service to reserve and book vehicles in their garage via our smartphone-based booking platform. This mobility concept is not only cheaper than owning a car, but also more environmentally friendly and sustainable. The range of parking spaces for bicycles is also being expanded in conjunction with charging points for e-bikes. This means that our residents in the FÜRstenried West quarter in Munich have the right mobility option for every need right on their doorstep.

Use Space Effectively

Additional parking spaces will be created in the basements, underground garages and the access buildings to the underground garages. Within the landscaped areas, the parking spaces are divided into three types: uncovered bicycle parking spaces close to the entrance, covered parking spaces for bicycles and mobility elements and a combination of garbage can storage and parking spaces.

The Green Heart of Fürstenried West

Welcome to a Natural Atmosphere

The green spaces in the Fürstenried West district will truly come to life, offering a natural and refreshing environment for all residents. As part of the overall spatial concept, new green open spaces will be created, providing residents of the rental apartments in Munich with areas for relaxation, recreation, and outdoor activities. The redesign of the district will significantly enhance the quality of life and improve the sense of community. The plan includes a variety of paths, fluid spaces between buildings, a green corridor, and embankments with dense woodlands, as well as open meadows, meeting points, play areas, and valuable outdoor spaces such as roof gardens. These measures will transform the Fürstenried West quarter into a pleasant and vibrant place to live, offering a special recreational character that can be enjoyed by both existing residents and newcomers alike.

Neighborhood Square

The vibrant focal point of the neighborhood: the neighborhood square in the center of the residential complex. It is spatially framed by two new buildings to the south and north as well as existing buildings, lined with flowering trees and equipped with a fountain. A local grocery store, a neighborhood meeting point and a mobility center will be built on the new neighborhood square. A variety of shared services and offers will be available here in future. A place for the community – to exchange ideas and get to know each other, to run errands or simply to linger.

Tree Population

Many natural sources of fresh air: The FÜRstenried West district has an extensive tree population that will continue to be preserved. As some of the existing vegetation will be removed in the course of the new development, it will of course be replanted in sufficient numbers and the tree population will thus remain sustainable in the long term. This is good for the climate in the neighborhood, as trees are natural sources of fresh air, fine dust filters, water reservoirs and shade.

Green Wall

The wooded embankment to the west forms a natural shelter for the rental apartments in the new quarter. It is part of a green corridor that stretches from the north to the south of the district. As part of the important green axis, the rampart not only serves to protect nature and species. Above all, it is also a local recreation area for residents: for walking, slowing down or playing sport. The natural elevation also offers families with children space to roam and is partly integrated into the generously laid out forest playgrounds.

Lounge and Play Areas

Going out and preferably not wanting to come back in: The FÜRstenried West district will be equipped with open spaces where every age group feels at home. These include a wide variety of playgrounds for families with small children or for schoolchildren as well as multi-generational meeting points. Play for toddlers up to the age of 6 is concentrated in the immediate vicinity of the buildings. In addition to the play facilities directly between the residential buildings, there will be forest playgrounds with attractive facilities, especially for schoolchildren aged 6 to 12. Multi-generational meeting points and the spacious neighborhood square will be available for all residents along the Appenzeller Strasse development.

A Brief Look at History

History of the Quarter

In the 1960s and 70s, Munich began to grow rapidly. People needed space and it was therefore essential to create as much affordable housing as possible in a short time, especially on the outskirts of the city.

The residential complex in Fürstenried West was one of the satellite towns developed during that era. The area is characterized by a large-scale housing estate built between 1968 und 1972. With 1,500 apartments, it was established as part of the major urban expansion of Fürstenried East and West, based on a development plan from 1966.

In terms of area, the neighborhood extends along Appenzellerstrasse, Bellizonastrasse, Graubündenerstrasse, Zugerstrasse and Forst-Kasten-Allee. The quarter is partially surrounded by single-family housing developments, which however are no longer considered as part of the district.

The Architecture Competition

Many Visions - One Winning Team

July – September 2016

As part of the planning for further development of the residential area, an architecture competition was launched. The jury selected four finalists from the substantial number of submissions to advance to the second round. Among them were the team of LIN Architects and Urban Planners with Holzwarth Landscape Architecture, as well as h4a with lohrer.hochrein landscape architects.

September – December 2016

In the second stage of the competition, during fall/winter 2016, the focus was on the urban development concept. LIN Architects and Urban Planners, together with Holzwarth Landscape Architecture, emerged as the winning team.

February – July 2017

With the start of the zoning plan process (B-Plan), lohrer.hochrein took over the planning of the outdoor facilities, as Holzwarth Landscape Architecture had left the team. In April 2017, the negotiation process began, and in June of the same year, the contract for the detailed design planning was awarded to LIN Architects, Urban Planners and h4a, who then commenced with the planning work.

The FÜRstenried West Quarter

To ensure the long-term and improved management and development of the FÜRstenried West Quarter in Munich, five pension institutions of the Bavarian Pension Chamber (BVK) established the joint company “Quartier FÜRstenried West”, into which they contributed their existing buildings. The five pension institutions remain 100% owners and will continue to be represented by BVK. This ensures that the BVK remains sustainably and permanently rooted in Fürstenried West.

The development of the “FÜRstenried West Quarter” will offer a completely new quality of life for all residents: As part of the neighborhood expansion, in addition to the addition of new housing, numerous amenities will be created – including green spaces and parks, playgrounds for families with children, community meeting points and a new neighborhood square with retail units, a supermarket for daily needs, as well as social facilities such as a neighborhood center.

What Will Change for Me as a Tenant?

Your tenancy agreement will remain unchanged despite the formation of the new company.

However, there are two key points to be aware of:

  • Your previous landlord has now been replaced by the newly founded company, Quartier Fürstenried West.
  • The management of Quartier Fürstenried West is now handled by Ackermann, a well-established Munich-based company known for providing professional support to tenants.

Rest assured, your tenancy and the services provided will continue smoothly under the new management.
