The concept

Creating socially responsible and sustainable living space in Munich

The district, which was built in the 1970s, is already home to almost 2,700 people in around 1,500 rental apartments. With around 650 additional rental apartments, urgently needed living space is now being created for Munich. In addition to adding floors and extensions to existing buildings, the district development includes the construction of a total of 12 new buildings in Appenzeller Strasse, Bellinzonastrasse and Forst-Kasten-Allee.

The guiding principle of socially acceptable and sustainable housing plays a decisive role here. Around a third of the new, attractive rental apartments will be socially subsidized. However, the remaining rental apartments will also be available in the mid-price segment.

Sustainable construction

With a view to the well-being of people and nature

The entire neighborhood development in the FÜRstenried West district follows an ecological and sustainable model. This begins with the areas to be built on for housing. No previously open landscape is being built over with rental apartments; an already developed settlement area, i.e. one with good transport and infrastructure connections, is being used more intensively. The area sealed by new buildings is estimated to correspond to the area of around 200 above-ground parking spaces that will be unsealed. This is because in future all parking spaces will be in underground garages. But we are also pursuing a sustainable construction method for our rental apartments in Munich with the expansion itself: Natural materials such as wood will be used wherever possible in the new buildings and extensions. We also plan to use wood for the energy-efficient refurbishment of existing facades. Depending on the building structure, roof planting will also be added to provide additional greenery in the FÜRstenried West quarter.

Roof and façade greening

For example, the existing buildings with additional floors, the daycare centers for use by families with children and some of the free-standing new buildings will have extensive green roofs. Roof gardens can also be built on all detached new buildings up to 7 floors high: accessible roofs with terraces and intensively greened areas that are not individually parceled out and can therefore be used by the community. Perennials, taller grasses, small bushes and fruit and vegetable varieties can be planted here. They help to improve the climate and make a valuable contribution to our environment -– a sustainable neighborhood development.

Mobility with a concept

Living space with parking space planning for bicycles and other forms of mobility

Our “neighborhood of short distances” is rounded off with our modern mobility concept. In future, residents of our rental apartments in Munich will be able to use our car and electric cargo bike sharing service to reserve and book vehicles in their garage via our smartphone-based booking platform. This mobility concept is not only cheaper than owning a car, but also more environmentally friendly and sustainable. The range of parking spaces for bicycles is also being expanded in conjunction with charging points for e-bikes. This means that our residents in the FÜRstenried West quarter in Munich have the right mobility option for every need right on their doorstep.

Use space effectively

Additional parking spaces will be created in the basements, underground garages and the access buildings to the underground garages. Within the landscaped areas, the parking spaces are divided into three types: uncovered bicycle parking spaces close to the entrance, covered parking spaces for bicycles and mobility elements and a combination of garbage can storage and parking spaces.

Green quarter

Welcome to a natural atmosphere

The green spaces in the FÜRstenried West district will also blossom in the most literal sense. Based on the overall spatial concept, green open spaces will be created that offer the residents of the rental apartments in Munich natural spaces for recreation and activity. The quality of life and the sense of direction will be significantly improved by the redesign. A variety of path structures, fluid spaces between the buildings, a green corridor and embankment with dense woodland, open meadow areas, meeting points and play areas as well as valuable outdoor spaces such as roof gardens: all these measures make the FÜRstenried West quarter a pleasant place to spend time with a special recreational character – for existing tenants, residents and new residents alike.

Neighborhood square

The vibrant focal point of the neighborhood: the neighborhood square in the center of the residential complex. It is spatially framed by two new buildings to the south and north as well as existing buildings, lined with flowering trees and equipped with a fountain. A local grocery store, a neighborhood meeting point and a mobility center will be built on the new neighborhood square. A variety of shared services and offers will be available here in future. A place for the community – to exchange ideas and get to know each other, to run errands or simply to linger.

Tree population

Many natural sources of fresh air: The FÜRstenried West district has an extensive tree population that will continue to be preserved. As some of the existing vegetation will be removed in the course of the new development, it will of course be replanted in sufficient numbers and the tree population will thus remain sustainable in the long term. This is good for the climate in the neighborhood, as trees are natural sources of fresh air, fine dust filters, water reservoirs and shade.

Green wall

The wooded embankment to the west forms a natural shelter for the rental apartments in the new quarter. It is part of a green corridor that stretches from the north to the south of the district. As part of the important green axis, the rampart not only serves to protect nature and species. Above all, it is also a local recreation area for residents: for walking, slowing down or playing sport. The natural elevation also offers families with children space to roam and is partly integrated into the generously laid out forest playgrounds.

Lounge and play areas

Going out and preferably not wanting to come back in: The FÜRstenried West district will be equipped with open spaces where every age group feels at home. These include a wide variety of playgrounds for families with small children or for schoolchildren as well as multi-generational meeting points. Play for toddlers up to the age of 6 is concentrated in the immediate vicinity of the buildings. In addition to the play facilities directly between the residential buildings, there will be forest playgrounds with attractive facilities, especially for schoolchildren aged 6 to 12. Multi-generational meeting points and the spacious neighborhood square will be available for all residents along the Appenzeller Strasse development.

A brief look at the history

History of the neighborhood

In the 1960s and 1970s, Munich began to grow particularly rapidly. People needed space and it was therefore necessary to create as much affordable living space as possible on the outskirts of Munich within a short space of time. The housing estate in Fürstenried West was one of the satellite towns that emerged at the time. The residential area is characterized by a high-rise development that was built between 1968 and 1972. With 1,500 apartments, it was built as part of the large urban expansion of Fürstenried East and West according to a planning design from 1966. In terms of area, the estate stretches across Appenzeller Strasse, Bellinzonastrasse, Graubündener Strasse, Zuger Strasse and Forst-Kasten-Allee. The neighborhood is partially surrounded by single-family house estates, which are no longer part of the neighborhood.

The architecture competition

Many visions - one winning team

July – September 2016 An architectural competition was held as part of the planning for the further development of the housing estate. The jury selected four favorites from the large number of submissions, which were invited to a second round. These included the team LIN Architekten und Urbanisten with Holzwarth Landschaftsarchitektur and h4a with lohrer.hochrein Landschaftsarchitekten.

Fall/winter 2016 In the second stage of the competition, in fall/winter 2016, the focus was on the concept for the urban design, from which LIN Architekten und Urbanisten emerged as the winner with Holzwarth Landschaftsarchitektur.

February – July 2017 lohrer.hochrein took over the outdoor facilities planning with the start of the development plan process, as Holzwarth Landschaftsarchitektur had left the team. The negotiation process began in April 2017, during the course of which – in June of the same year – the contract for the project planning was awarded to LIN Architekten und Urbanisten and h4a, who then began planning.

The FÜRstenried West quarter

In order to ensure the long-term and improved management and development of the FÜRstenried West district in Munich, five pension institutions of the Bayerische Versorgungskammer (BVK) have founded the joint company Quartier FÜRstenried West, into which their existing buildings have been transferred. The five pension institutions remain 100% owners and will continue to be represented by BVK. This means that BVK will continue to be sustainably and permanently anchored in Fürstenried West in the future.

The development of the “Quartier FÜRstenried West” will create a completely new quality of living for all residents: In addition to the addition of new living space, the expansion of the district will create numerous amenities such as green spaces and green areas, playgrounds for families with children and residents’ meeting places as well as a new district square with commercial units and a supermarket for daily needs as well as social facilities such as a neighborhood meeting place.

What will change for me as a tenant?

Your tenancy agreement will not change as a result of the formation of the new company and will remain as it is.

There are only two things to consider:

  • Your previous landlord has now been replaced by the newly founded company Quartier FÜRstenried West.
  • The management of Quartier FÜRstenried West was taken over by the company Ackermann. The long-established Munich-based company ensures professional support for the tenants.
