A modern 21st century quarter is emerging in Munich’s Fürstenried West district.
With high living standards, affordable rental apartments, and newly constructed buildings as well as extensions and additions, a new living space for all generations is being created in the southwest of Munich’s metropolitan area. Our FÜRstenried West Quarter, originally developed in the 1970s, already provides around 1,505 rental apartments to nearly 3,000 people and is surrounded by green spaces, a solid infrastructure, and a sustainable mobility concept.
In response to the housing shortage that has prevailed in Munich for years, we are now creating new, urgently needed living space with around 620 additional affordable and partially subsidized rental flats. This does not solely include construction of new buildings in Forst-Kasten-Allee, Appenzellerstrasse and Bellinzonastrasse, but also extensions or upgrades of existing buildings by using sustainable raw materials. Thanks to extensive energy-efficient facade renovations in already existing buildings, the energy consumption of existing buildings will significantly be reduced in comparison to today’s levels. Sustainability plays a central role in this project, guided by our commitment to socially responsible and future-proof housing. About one-third of the new, attractive apartments will be socially subsidized. The other rental flats will also be available in the mid-price segment.
The upcoming neighborhood expansion will create a vibrant district tailored to Munich’s modern housing needs. A future-proof mobility concept, sustainable neighborhood services and high-quality play and outdoor areas, coupled with a vibrant center, will ensure a high quality of life for both existing and future residents.

Construction Process
The start of the initial construction work is planned for the first half of 2023. However, it is unfortunately not possible to define a specific date. Should there be any delays in the construction schedule, we will inform you in good time. No construction work will begin without a written notice to all residents.
The planned construction measures are spread throughout the entire FÜRstenried West neighborhood. Built in the 1970s, the neighborhood is already home to nearly 3,000 people living in approximately 1,505 rental apartments. Around 620 additional rental apartments will now be created to provide urgently needed living space for Munich. In addition to adding stories and extensions to existing buildings, 12 new buildings will be constructed on Appenzellerstrasse, Zugerstrasse, Bellinzonastrasse, Graubünderstrasse, and Forst-Kasten-Allee.
The current plans foresee that nine existing buildings will be raised by one or two floors, two buildings will be extended with annexes, and twelve new buildings will be constructed in the neighborhood. In total, approximately 620 new, attractive rental apartments in the mid-price segment will be built, about one-third of which will be subsidized. This means that more than 170 of the planned apartments will be offered with a rent cap for 25 years or longer, in part for less than 10 euros per square meter. The remaining rental apartments will also be available in the mid-price segment.
We have taken care throughout the entire planning process to ensure that the height development remains within a reasonable range. In doing so, we are planing the taller buildings along the northern edge of the neighborhood, so that the existing buildings are not affected by shadow development during the day. All other buildings within the neighborhood have been adapted in height to the already existing buildings, so that they blend in as harmoniously as possible with the existing neighborhood.
Energy-efficient renovation is an essential part of our ecological district development. Thanks to the new construction standard of at least KfW 55 and the upgrade of the existing stocks to KfW 85, the district will consume even less energy after the expansion than it does today. In addition, renewable energy sources will be used as primary energy, preferably for a majority of the district.
The renovations of the existing buildings do not follow a specifically defined schedule, but rather take place in line with the natural and normal fluctuation of residents in the district. The existing apartments are being continuously renovated – more than 200 apartments have been renovated in recent months. As part of the district expansion, the roofs and facades of the existing buildings are also being renovated. In doing so, we ensure that all service providers maintain the highest standards of cleanliness and noise protection, so that you can continue to go about your daily routines undisturbed.
By preserving and renovating the existing buildings, we also make use of large amounts of so-called “grey energy”, which is already embedded in the construction of the buildings, and continue to use it. As a result, 99% of the current substance will be retained. But with the expansion, we are also pursuing a sustainable construction method. In the case of new buildings and upward extensions, natural materials such as wood should be used wherever possible. Furthermore, there are plans to also use wood for the energy-efficient renovation of facades in the existing buildings. Additionally, depending on the building structure, green roofs will be created to provide additional greening for the neighborhood.
Restrictions Due to the Construction Work
The entire neighborhood development follows an ecological and sustainable guiding principle. This starts with the areas designated for construction. No previously undeveloped green space will be built on – instead, already developed settlement areas with existing transport and infrastructure connections will be used more intensively. Since the newly constructed buildings will be placed on sealed surfaces, this corresponds roughly to the area of about 200 surface-level parking spaces, which will be unsealed. In the future, all parking spaces will therefore be located in underground garages.
The neighborhood development is ecological. Nature and species protection – especially of birds – plays a key role. Nesting sites of affected species (such as birds) are identified and relocated before construction begins, and then returned to their original locations afterward, all under long-term monitoring. Any trees that need to be removed will be replanted elsewhere. In doing so, we ensure that the overall tree population in the neighborhood remains unchanged.
The green areas in the neighborhood will truly flourish. Based on the overall spatial concept, landscaped open spaces will be created that provide residents with natural areas for recreation and activity. These include a variety of path systems, flowing spaces between buildings, greenery and berms with dense vegetation, open meadows, meeting points, and play areas, as well as valuable outdoor spaces like rooftop gardens. All of these measures aim to create a pleasant environment with a special character – benefiting current tenants and residents, future inhabitants, and neighbors alike.
Responsibility
In order to ensure long-term and improved management and development of the quarter, five pension institutions of the Bayerische Versorgungskammer (BVK) have founded the joint company Quartier FÜRstenried West, into which their existing buildings have been transferred. The five pension institutions remain 100% owners and will continue to be represented by BVK. This means that BVK will continue to be sustainably and permanently anchored in FÜRstenried West in the future.
The BVK is a supreme authority of the Free State of Bavaria. It manages the business of twelve professional and municipal pension funds. By investing the assets of the pension funds securely and profitably, it provides retirement, disability and survivors’ benefits for its members and insured persons. BVK has been a responsible, experienced and sustainable investor for decades. It acquires real estate in order to retain and develop it in the long term as part of its capital investment – to fulfill its pension mandate to the approximately 2.4 million insured persons and beneficiaries.
BVK is therefore not active in the FÜRstenried West quarter for the purpose of short-term profit maximization, but on the contrary, as a long-term portfolio holder. For BVK, the FÜRstenried West quarter is not a property for sale, but part of a secure capital investment. BVK attaches great importance to the sustainable and future-proof development of the neighborhood so that it remains attractive for both existing tenants and new residents in the long term with a high quality of life and thus continues to generate rental income to fulfill BVK’s service mandate.
The FÜRstenried West district thus makes a contribution to social cohesion that extends far beyond the district boundaries. The expansion of the district will not only create socially acceptable and sustainable living space, but the district will also contribute to the fulfillment of BVK’s mandate to provide long-term social services to its 2.4 million insured persons and beneficiaries.
According to forecasts by the city’s planning department, Munich’s population is set to rise from around 1.6 million to almost 1.85 million by 2040. Munich’s rental housing market is already at its limit. Densification is needed not only to be able to offer apartments at all, but also to counteract the ever-increasing rents.
And this requires in particular projects such as the FÜRstenried West quarter, where affordable rental apartments in the mid-price segment are being built rather than luxury apartments.
Due to its existing structures, the FÜRstenried West district is particularly suitable for creating new living space. In contrast to an undeveloped field, here we are using already sealed areas in the form of above-ground parking spaces, which serve as building land. This district also has the capacity and offers the ideal infrastructure and building planning conditions for ecological redensification.

There will be no gentrification or similar developments in the FÜRstenried West neighborhood. On the contrary: we are happy about every resident who already calls this place home. With the upcoming expansion of the district, a lively neighborhood will emerge, adapted to modern housing needs. A future-proof mobility concept and a sustainable local supply ensure a high quality of life for both existing and new residents.
The FÜRstenried West neighborhood is becoming a “district of short distances”. Everything for daily needs will be available on site: a local grocery store, a neighborhood meeting point, and a mobility hub will be established at the new neighborhood square.
This will enable a wide range of shared services and offerings. In addition to car sharing, e-charging stations for cars, and the existing good public transport connections, cyclists will be a central focus: a total of 4,800 bicycle parking spaces will be created, including for cargo bikes, trailers, pedelecs, and e-scooters. The district aims to best represent the environmentally friendly mobility of the future.
Starting with the new local supplier, residents will be able to run necessary errands quickly on foot.
Through the new neighborhood meeting point at the square, the social structure in the neighborhood will be further strengthened. In addition, we offer meeting places for residents, tenant consultation hours, neighborhood walks, and numerous other activities such as communal cooking to foster community life in the neighborhood.
As part of the neighborhood expansion, we will also create housing for families with children. The new apartments will range from one-room units to five-room apartments, covering all housing needs. The local education and childcare offerings will also be enhanced.
We will create daycare centers with over 350 places for the younger generation. Primary, middle, and secondary schools, as well as a gymnasium, are within walking distance. Universities are also quickly accessible by subway. This makes Fürstenried West an excellently connected location for children, adolescents, and young adults.
But also seniors and people in need of care benefit from the “neighborhood of short distances”. A senior residence is already located in the immediate vicinity. We are currently also examining the possibility of providing care services directly in residents’ homes and locating a social service provider with a comprehensive range of services at the newly created neighborhood square. This will enable our elderly residents to remain in their home for the long term.
Our “neighborhood of short distances” is rounded out by our modern mobility concept. Residents can find share vehicles in the garage, which can be booked and reserved via our smartphone-accessible booking platform. This is not only more affordable than owning a car, but also more environmentally friendly. In addition, the bicycle parking offerings will be expanded in conjunction with charging stations for e-bikes. Thus, residents will have access to suitable options for every need, right at their doorstep.
The FÜRstenried West neighborhood is therefore making a contribution to social cohesion that extends far beyond the neighborhood’s borders. With the expansion of the district, not only socially compatible and future-oriented housing will be created, but the neighborhood will also contribute as a long-term socially responsible asset fulfilling the BVK’s supply mandate for its 2.4 million insured persons and beneficiaries.
A special highlight for current residents of the neighborhood is the option of requesting a larger or smaller apartment as needed. We are currently using regular tenant turnover to modernize and renovate apartments that become available. For re-letting, existing residents will be given preference.
