A modern 21st century quarter is being built in Munich’s Fürstenried West district.
With a high quality of living, affordable rental apartments and newly created buildings as well as extensions and additions, a new living space for all generations is being created in the southwest of the Munich metropolis. In our FÜRstenried West quarter, which was created back in the 1970s, we are already offering almost 2,700 people a permanent home in around 1,500 rental apartments surrounded by green spaces, good infrastructure and a sustainable mobility concept.
In response to the housing shortage that has prevailed in Munich for years, we are now creating new, urgently needed living space with around 650 additional affordable and partly subsidized rental apartments. We are not only constructing new buildings in Forst-Kasten-Allee, Appenzellerstrasse and Bellinzonastrasse, but are also extending or adding to our existing buildings by using sustainable materials. Thanks to extensive energy-efficient façade renovations in the existing buildings, the district will also consume significantly less energy after completion than it does today. In addition to the overall concept of sustainability, our guiding principle of socially responsible and sustainable living plays a key role here. One third of the new, attractive apartments will be socially subsidized. The other rental apartments will also be available in the mid-price segment.
The upcoming expansion of the district will create a lively urban quarter in Munich that is adapted to modern living requirements. A future-proof mobility concept, sustainable neighborhood services and high-quality play and outdoor areas, coupled with a vibrant center, will ensure a high quality of life for both existing and new residents.

Construction process
The first construction measures are scheduled to begin in the first half of 2023, although unfortunately it is not possible to define a clear deadline. Should there be any delays in the construction process, we will inform you in good time. No construction work will start without written notification to all residents.
The planned construction measures are spread across the entire FÜRstenried West quarter. The district, which was built in the 1970s, is already home to almost 2,700 people in around 1,500 rental apartments. With around 650 additional rental apartments, urgently needed living space is now being created for Munich. In addition to extensions and additions to existing buildings, a total of 12 new buildings are being constructed in Appenzeller Strasse, Zuger Strasse, Bellinzonastrasse, Graubünder Strasse and Forst-Kasten-Allee.
The current plans envisions nine existing buildings being extended by one or two floors, two buildings each being extended by an annex and twelve new buildings being constructed in the quarter. This will result in a total of around 650 new, attractive rental apartments in the mid-price segment, around a third of which will be socially subsidized. This means that over 170 of the planned apartments will be made available with a commitment period of 25 years or more at a price-linked rent of less than EUR 12, in some cases even less than EUR 10 per square meter. However, the remaining rental apartments will also be available in the mid-price segment.
Throughout the planning process, we made sure that the height development was kept within acceptable limits. We planned the taller buildings on the northern edge of the quarter so that the existing buildings would not be affected by their shadows during the day. We have aligned the height of all other buildings within the district with the existing buildings so that they blend into the existing district as well as possible.
Energy-efficient refurbishment is an essential part of our ecological neighborhood development. Thanks to the new construction standard of at least KfW 55 and the upgrading of the existing buildings to KfW 85, the district will consume even less energy after the expansion than it does today. In addition, renewable energy sources will be used as the primary energy source, if possible even for the majority of the district.
The refurbishment of the existing buildings will not follow a specifically defined schedule, but will instead be carried out in line with the natural and normal fluctuation of residents in the neighborhood. The existing apartments are being renovated on an ongoing basis, and over 200 apartments have already been refurbished in recent months. The roofs and facades of the existing buildings are also being renovated as part of the expansion of the neighborhood. All service providers are required to maintain the highest levels of cleanliness and noise protection so that you can continue to go about your daily routine undisturbed.
By preserving and renovating the existing buildings, we also simply continue to use large amounts of the so-called “gray energy” that is already contained in the construction of the buildings. This is why 99% of the current substance is retained. But we are also pursuing a sustainable construction method with the extension. Natural materials such as wood will be used as much as possible in the new buildings and extensions. It is also planned to use wood for the energy-efficient refurbishment of the existing facades. Depending on the building structure, roof planting will be added to create additional greenery in the district as well.
Restrictions due to the construction work
The entire neighborhood development follows an ecological and sustainable model. This begins with the areas to be built on: No previously open landscape will be built on, but rather settlement areas that are already developed, i.e. connected to traffic and infrastructure, will be used more intensively. The area sealed by new buildings is estimated to correspond to the area of the approximately 200 above-ground parking spaces that will be unsealed. In future, all parking spaces will therefore be located in underground garages.
Our neighborhood development is ecological. Nature conservation and species protection in particular play a decisive role. For example, nesting sites of affected species (e.g. birds) are visited before construction work begins, relocated and then returned afterwards, with long-term monitoring. Any trees that need to be felled are replanted elsewhere. In this way, we ensure that the existing tree population in the neighborhood will not change.
The green spaces in the neighborhood will blossom in the most literal sense. Based on the overall spatial concept, green open spaces will be created that offer residents natural spaces for recreation and activity. These include diverse path structures, fluid spaces between the buildings, greenery and walls with dense woodland, open meadow areas, meeting points and play areas as well as valuable outdoor spaces such as roof gardens: all these measures will make our neighborhood a pleasant place to stay with a special character of success – for existing tenants, for residents and for new residents in the future.
Responsibility
In order to ensure long-term and improved management and development of the quarter, five pension institutions of the Bayerische Versorgungskammer (BVK) have founded the joint company Quartier FÜRstenried West, into which their existing buildings have been transferred. The five pension institutions remain 100% owners and will continue to be represented by BVK. This means that BVK will continue to be sustainably and permanently anchored in FÜRstenried West in the future.
The BVK is a supreme authority of the Free State of Bavaria. It manages the business of twelve professional and municipal pension funds. By investing the assets of the pension funds securely and profitably, it provides retirement, disability and survivors’ benefits for its members and insured persons. BVK has been a responsible, experienced and sustainable investor for decades. It acquires real estate in order to retain and develop it in the long term as part of its capital investment – to fulfill its pension mandate to the approximately 2.4 million insured persons and beneficiaries.
BVK is therefore not active in the FÜRstenried West quarter for the purpose of short-term profit maximization, but on the contrary, as a long-term portfolio holder. For BVK, the FÜRstenried West quarter is not a property for sale, but part of a secure capital investment. BVK attaches great importance to the sustainable and future-proof development of the neighborhood so that it remains attractive for both existing tenants and new residents in the long term with a high quality of life and thus continues to generate rental income to fulfill BVK’s service mandate.
The FÜRstenried West district thus makes a contribution to social cohesion that extends far beyond the district boundaries. The expansion of the district will not only create socially acceptable and sustainable living space, but the district will also contribute to the fulfillment of BVK’s mandate to provide long-term social services to its 2.4 million insured persons and beneficiaries.
According to forecasts by the city’s planning department, Munich’s population is set to rise from around 1.6 million to almost 1.85 million by 2040. Munich’s rental housing market is already at its limit. Densification is needed not only to be able to offer apartments at all, but also to counteract the ever-increasing rents.
And this requires in particular projects such as the FÜRstenried West quarter, where affordable rental apartments in the mid-price segment are being built rather than luxury apartments.
Due to its existing structures, the FÜRstenried West district is particularly suitable for creating new living space. In contrast to an undeveloped field, here we are using already sealed areas in the form of above-ground parking spaces, which serve as building land. This district also has the capacity and offers the ideal infrastructure and building planning conditions for ecological redensification.

Opportunities and benefits
The existing district is already characterized by its good social mix. Everyone can find a home here and this will remain the case even after the neighborhood expansion.
There is no gentrification or anything like that in the FÜRstenried West quarter. On the contrary: we are happy about every resident who already has a home here. The upcoming neighborhood expansion will create a lively district that is adapted to modern living requirements. A future-proof mobility concept and sustainable neighborhood services will ensure a high quality of life for both existing and new residents.
The FÜRstenried West district is becoming a “district of short distances”. Everything for daily needs is available on site: A local grocery store, a neighborhood meeting place and a mobility center are being built at the new neighborhood square.
A variety of shared services and offers will be made possible here in future. In addition to car sharing, e-charging stations for cars and the existing good public transport connections, the focus will also be on cyclists: with a total of 4,800 bicycle parking spaces, they will also be given the space they need for cargo bikes, cargo trailers, pedelecs and e-scooters. Our district will reflect the environmentally friendly forms of mobility of the future in the best possible way.
Starting with the new local grocery store, residents can quickly run necessary errands on foot.
The new neighborhood meeting point on Quartiersplatz will further strengthen the social structure in the neighborhood. We also offer meeting points for residents, tenant consultation hours, neighborhood walks and numerous other activities, such as cooking together, to promote social interaction in the neighborhood.
As part of the neighborhood expansion, we will also create living space for families with children. The new apartments will cover every need, from one-room apartments to five-room apartments. The educational and childcare facilities on site will also be strengthened.
We provide daycare centers with over 350 places for young children. We also have primary and secondary schools and a grammar school within walking distance. The universities can be reached quickly by subway as well. Fürstenried West therefore offers an excellently connected location for children, teenagers and young adults.
Senior citizens and people in need of care also benefit from the “neighborhood of short distances”. There is already a retirement home in the immediate vicinity. We are currently also looking into the possibility of providing our residents with care services directly in their apartments and establishing a social service provider with a comprehensive range of services around the clock at the newly created neighborhood square. This will also allow our older residents to remain in their apartments in the long term.
Our “neighborhood of short distances” is rounded off with our modern mobility concept. Our car-sharing service provides residents with vehicles in the garage that can be easily reserved and booked via our smartphone-based booking platform. This is not only cheaper than owning a car, but also more environmentally friendly. The range of parking spaces for bicycles is also being expanded in conjunction with charging points for e-bikes. This means that our residents have the right mobility option for every need right on their doorstep.
The FÜRstenried West district thus makes a contribution to social community that extends far beyond the district boundaries.
